Fees to Landlords

Additional Non-Optional Fees and Charges (Irrespective of level of service)

Deposit Registration fee: &FOC Managed & Tenant Find Properties
- Register landlord and tenant details and protect the security deposit with a government-authorised scheme.
- Provide the tenant(s) with the deposit certificate and prescribed information within 30 days of start of tenancy.
Additional property Visits: FOC Managed properties
- To attend for specific requests such as neighbour disputes; more visits re required to monitor the tenancy; or any maintenance linked visit.
Submission of non-resident landlords receipts to HMRC £FOC Managed properties
- To remit and balance the financial return to HMRC quarterly- and respond to any specific query relating to the return from the landlord or HMRC.
Arrangement fee for works over £FOC Managed properties
- Arranging access and assessing costs with contractor
- Ensuring work has been carried out in accordance with the specification of works.
- Retaining any warranty or guarantee as a result of any works.
Arrangements fee for refurbishments over £FOC Managed Properties
- Arranging access and assessing costs with contractor.
- Ensuring work has been carried out in accordance with the specification of works.
- Retaining any warranty or guarantee as a result of any works.
Obtaining more than two contractors quotes £FOC Managed Properties
Rent review fee £FOC Managed Properties
- Review rent in accordance with current prevailing market condition and advise the landlord.
- Negotiate with tenant.
- Direct tenant to make payment change as appropriate.
- Update the tenancy agreement.
- Serve Section 13 notice if tenancy is on rolling monthly basis.
Checkout Fee (landlords Share) £60 Inc Vat Tenant Find Properties £FOC Managed Properties
- Agree with tenant check out date and time appointment
- Instruct inventory provider to attend
- Negotiate with landlord and tenant any disbursement of the security deposit
- Return deposit as agreed with landlord and tenant to relevant parties
- Remit any disputed amount to scheme for final adjudication
- Unprotect security deposit
- Instruct contractors; obtain quotes; organise repairs/replacement/cost of any broken or missing items

Setup Fee (landlords share): £114 (Inc Vat) Managed properties
Includes:
- Agree the market rent and find a tenant in accordance with the landlord guidelines
- Advise on refurbishment
- Provide guidance on compliance with statutory provisions and lettings consents
- Carry out accompanied viewings (as appropriate)
- Market the property and advertise on relevant portals
- Erect board outside property in accordance with town and country planning Act 1990
- Advise on non-resident tax status and HMRC (If relevant)

Fees To: Tenants

Fees applying to all new tenancies from 1st June 2019

We may charge a tenant any or all of the following when required:

  1. the rent;
  2. a security deposit with a maximum of 5 weeks rent, or 6 weeks on a property with rent over £50,000 per year;
  3. a holding deposit of no more than one weeks’ rent;
  4. default fee for late payment of rent (after 14 days);
  5. reasonable charges for lost keys or security fobs;
  6. payments associated with contract variation, at £50 or reasonable costs incurred if higher, when requested by the tenant;
  7. payments associated with early termination of the tenancy, when requested by the tenant; and
  8. payments in respect of bills - utilities, communication services, TV licence, council tax and green deal or other energy efficiency charges.

Fees applying to all pre-existing tenancies entered before 1st June 2019

We shall continue to apply the charges within the existing tenancy agreement until 31st May 2020.

 

Before you move in:

Set up Fee (tenant’s Share) £FOC
- Referencing up to two tenants (identity, immigration and visa confirmation, financial credit checks, obtaining references, from current or previous employers/ landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement.
Additional Tenant Fee: £120.00 (Inc Vat) per tenant
- Processing the application, associated paperwork and referencing.
Guarantor Fee: £120.00 (Inc Vat) Per Guarantor (if required)
- Covering credit referencing and preparing a deed of guarantee as part of the tenancy agreement
Permitted occupier Fee: £FOC
- Explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlord as well as the provision of documentary guidance and assistance during the tenancy.
Accompanied check-in fee: £FOC
- Preparing an inventory and schedule of condition of the property, explaining how appliances function and taking meter readings for utilities and services.
Pet Deposit: Returnable additional security deposit of £100.00
- To cover the added risk of property damage, this will be protected with your security deposit in a government- authorised scheme and may be returned at the end of the tenancy.

During your tenancy:

Amend tenant’s details £60.00 (Inc Vat)
- Amendment fee
- Contract negotiation, amending terms and updating your tenancy agreement during your tenancy
Renewal Fee (tenant’s share): £60.00(Inc Vat) if requested by tenant
- Contract negotiation, amending and updating terms and arranging a further tenancy and agreement
Ending your tenancy: £FOC
- Check out fees (tenants share) - Attending the property to undertake an updated schedule of condition based on the original inventory and negotiating the repayment of the security deposit(s)
Future landlord reference fee: £FOC per reference request
- Collating information and preparing a reference for a future landlord or letting agent
Other fees and charges: £FOC
- Lost security items - Obtaining necessary permissions, sourcing providers and travel costs
Out of hour’s services: £20.00 per hour (Inc vat) plus any actual costs incurred
- Where actions of the tenant results in the agent (or nominated contractor) attending the property, time to remedy the situation is changed at the prevailing rate

Rent Chase Fees

Emails and texts £5.00

Unpaid rent/returned payments Interest at 8% above Bank of England base rate from due
Professional cleaning (if required): £20.00 (Inc Vat) Per Hour which will be deducted from the security deposit
- Only charged were professional cleaning is necessary to return the property to the same condition as at the start of the tenancy
